If you're an experienced real estate investor - in Canada or the US - you might find some of the book a little redundant. But if you're a new investor and especially new to US Foreclosures I think this book would be a perfect place to start your learning. The author, Philip McKernan, has tapped into two US Foreclosure investors in Florida that do a steady business of investing in about five foreclosures a month. Their expertise is pretty deep and provides a great foundation for the book.On top of that, some important things are covered for Canadians like understanding bad areas in the US versus Canada, who to recruit to your team to help you buy foreclosures, how you can finance your deals, what "sales pitches" to watch out for, insurance, taxes and so much more. It's a very comprehensive guide and while you will still need advice for your own personal situation - or you SHOULD get advice for your own personal situation - you will be very well armed with who you need and what to ask them if you read this book first. And personally, while the chapter actually had nothing to do with specifically investing in US Foreclosures, I loved the 6th section of the book on "How to Make Investing Work for You". That section is a good one for ALL investors to read!!

If you are looking into actually purchasing a property south of the border this book could only be interpreted as a general guide. It is full of non-specifics and general real estate tips that apply in Canada as well, so if you understand the Canadian market this book will not further your understanding of the US market by much. It raises a few things that need to be considered, but raises more questions than it answers!
