In theory, making money in real estate is a matter of simply selling a property for more than you paid for it. Naturally, there's a bit more to it than that, and Whitney, who's made millions buying and selling real estate and offers his advice through classes and books, here walks potential buyers through the fundamentals of real estate investing, including finding property, arranging financing and locating buyers. By explaining the fine print, Whitney gives readers the tools they need to approach the real estate market smartly. He supports his lessons with dozens of mini-profiles-including photos-of his students, all of whom have turned healthy profits following his advice. Although the relentlessly optimistic tone (e.g., "A million in debt will be a million in net") makes light of the risks of cashless investing, Whitney's advice is primarily practical. For example, much is made of how a fresh coat of paint, new carpets and a well-kept lawn can increase the resale value of a property. Whitney also includes helpful worksheets for pricing properties and sample contracts for creating an option to buy. Whitney's program relies heavily on creative financing schemes, such as loans from hard-money lenders and sandwich mortgages, but in the end, Whitney's real secret is salesmanship: "When you have a plan and know your options, you will be confident and unafraid-and have all the ammunition you need to become very wealthy."

Wow! After reading Russ Whitney's book, "Millionaire Real Estate Mentor," I am reminded that I will have to work for myself if I am to retire the way I envision. I also realize that I could have helped my neighbors survive the foreclosure on their house without them going bankrupt. Actually, if they had read the book, they could have saved themselves from bankruptcy. I am attracted to real estate because I know that it is the most stable way for me to create a secure future for myself. Anyway, this book is written in language I could understand, and covered every aspect of real estate investment I have ever heard about, and more. I plan to put this book to good use. Right now, I am looking at rehabbing distressed properties, and later on, I am considering delving into rentals and lease options. This guy knows what he is talking about.

You should always take any Amazon "rating" and subtract about 2 stars since they delete the unfavorable reviews and let the authors write many 5 star reviews under different names and post them.

This is the third or fourth reveiw I've written for this book. It is esentially a collection of late night TV commercials so save your money. You might also do an internet search on the author's name before buying.

If you enjoy watching get-rich-quick late night TV, by all means, buy this book. For the rest of the real investers, go do a Google search on the author's name. Spend a few minute researching before spending your money. I did the research and brought the book anyway, because I want to see what Whitney has to say. It turns out a lot better than I had expected. I think he copied a little here and there from other books.

I would not recommand this book to beginners, because they don't know enough to know what they don't know, and this book only teaches and motivates readers enough to get them into trouble.
