Greg Habstritt''s first book, The RRSP Secret, makes a significant contribution in the realm of personal finance in Canada.

This is not a novel, so I''ll give away the secret: the subject matter deals with investing in Arm''s Length Mortgages. "'Why do you think the biggest financial institutions rely on mortgage financing as their bread-and-butter business? It''s because it is so profitable!"' (70) Sophisticated investors have long used this strategy in their personal portfolios. Greg shows readers how almost anyone can.

Greg describes arm''s length mortgage investing as: stable and predictable; able to consistently produce double-digit returns with controllable risk; not requiring payment of commissions/fees to advisors/''experts''; virtually immune to what markets are doing; and 100% eligible for your RRSP, RESP, RRIF, TFSA, and LIRA. (69)

This book is great for anyone who wants to educate themselves more about investing their money in an easy to understand format and very informative way. It opened my eyes to what is behind the curtain in the financial industry. My result, I will not just hand over my money to a so called expert and hope for the best.
It's also a fantastic read for real estate investors who want to know another way to borrow funds.

Greg's main strategy in this book is arms length mortgages: he details the pros and cons, gives step by step how-to details, shows win-win situations for the borrower and the lender and the best ways to protect each party in different situations.

I could go on and on because there is so much great information in this book. You are doing yourself a great service by reading this book. I am very grateful to have read it.

I have been a real estate investor for a few years and had been hearing about RRSP second mortgages as an advanced strategy. The RRSP Secret has helped me to see RRSPs for what they really are and can be and the incredible value inherent in them if used the right way. This book answered questions I had about the what, where, and why but most importantly, the HOW. Since reading the book I have been able to get one RRSP second from an investor on my own revenue property. I was able to do it with confidence and knowledge in a way that gave my investor confidence in me and the investment. I plan to give this book to potential investors who have RRSPs that are currently underperforming for them. I have moved my own RRSPs into a self-directed account to enable me to take advantage of the strategies in this book.

The RRSP Secret is well written, clear, and informative. The extras are true value added. The topic is well researched and it is obvious that the author is not only an expert on the issues, but is personally invested in this area lending credibility to his perspective. I am thankful I took a chance and ordered this book. I almost feel sorry for the financial industry built on misled and trusting Canadians.

This book has been a real eye-opener. I now know that I should be in control of my own financial destiny. Many of us blindly allow "financial advisors" to lead us to products that suit the profits of the financial industry and really we don't have a chance with MER fees and sales charges which they get whether or not they make our funds any money. My husband and I have an average rate of return over the past 20 months of 0.82%, but our fund managers have made an average of 2.75%. We keep up the charade that the piddling amounts in our RRSP's are actually going to give us a decent retirement income when in our hearts we know that won't happen.
I am one of the millions of people that dreads getting the twice yearly statements because the picture is one of small gains and large fees( MER's are deducted automatically and are not shown on the statement - I knew this but somehow thought that's what we all have to put up with - WRONG !)
Do yourself a favour and grab a copy of this book, the strategies are not rocket science, they are legal and are overseen by the CRA. I have to let my financial advisor know in the next week or two that I will be changing to self-directed RRSP's he won't like it and I remember that this is my money, my future and I finally have hope that I can build a decent retirement pot for myself.
