She debunks many of the weekend real estate Gurus who try to pitch their expertise on an unsuspecting and gullible wannabe investor community. If you are about to open your wallet to these 'experts', you might want to wait and read her book first. Simply said, it's not as easy as they make it all sound, as Julie explains through her real life experiences. Think long game.
She gives a few solid investing and real estate tips, which all investors should take note of, but I wished she provided more of them. I felt she was holding back a bit. None the less, a good starting point for anyone just starting out, or thinking of starting as a real estate investor. The cost of her book may save you thousands of dollars and hundreds of hours of wasted effort. Investing is NOT for everyone.
If you are looking into Canadian real estate, this is a great book as Julie is a Canadian investor and addresses issues like American real estate courses coming into Canada and her experiences with that.
If you are an investor anywhere in the world, this book is still equally valuable because it shares learning experiences and tips applicable to any region. She has really well thought out insight on finding properties, financing and property management.
One of my favorite things about Julie's book is how she explains several different investing strategies (buy & hold etc) in a clear and detailed way. She really lays out the different options available in an easy to understand way I have never come across before.
This book is a great, you will definitely finish it with some new gems of knowledge, there's nothing to lose!
Weakness: I would like some more specifics re how to construct a rent to own deal for example an illustration from one of the deal the author did.
