Fascinating story of James Rouse (actor Edward Norton's maternal grandfather) who helped pioneer the planned community with his forward thinking community in Columbia, Maryland. The book is very well written and covers Rouse from his childhood to his death. Rouse was a genius in urban planning and development and had a brilliant vision to make a community that didn't deteriorate into urban sprawl. He also invented the covered shopping mall and did work in Santa Monica, California on the 3rd Street Promenade. Brilliant man, fascinating, well-told story. I highly recommend it for those interested in history and urban planning.

A very comprehensive detailed look at James Rouse's life and legacy. Olsen provides a thorough look at Rouse's career and its evolution from mortgage innovator to developer to non-profit entrepreneur including his roles as an influencer of policy at the local, state, and national levels as well as in the non-profit sector.
The headliner for Rouse is his planning and development of Columbia, Maryland, but he was also an early innovator in the FHA mortgage field and mortgage business more broadly. He is credited with developing the first malls in the East Coast, and the development of the festival marketplace (e.g., Faneuil Hall, Harborplace). He also helped to push for the creation of federal tax credits that helped to drive affordable housing growth in the 80's.
Olsen takes a clear-eyed, analytical approach to Rouse's work - highlighting the rationale, innovation, and vision, while also discussing the negative impacts, unintended consequences, and critical views.
Olsen also gives us a view into Rouse's family and private life, and their influence on him. There are a number of interesting people who pop up throughout the story - Maryland figure Don Schaffer, the Rockefellers, architect Frank Gehry (Rouse provided some early commissions for him as he was starting his own architecture practice) and even actor Ed Norton.
There is a lot crammed into this book, and sometimes it feels like a lot slog to work through it, but Olsen is covering the full spectrum of a remarkable career and someone who shaped the built environment in many ways.
